Which survey do you need?

Choosing the right survey usually comes down to the age and condition of the property, and what you need the report for.

A Level 2 Homebuyer Report suits most conventional homes built in the last century that are in reasonable order. It gives you a condition rating for each element of the property, flags defects that need attention, and tells you what to deal with before you exchange. For the majority of buyers in Nottingham and Derby, this is the right level.
 

A Level 3 Building Survey is the one to choose when the property is older, has been extended or altered, has visible cracking or damp, or has been empty for a while. It is a far more detailed inspection and the report explains not just what is wrong but why it has happened and what putting it right is likely to involve.


A Red Book Valuation is a different thing entirely. It is a formal RICS-compliant opinion of market value, used for probate, matrimonial settlements, tax reporting, shared ownership and transfers between parties. It is not a condition survey, and a condition survey is not accepted where a Red Book valuation is required.

What happens when you book
 

1. Tell us about the property. Call or request a quote online with the address, property type and roughly what you need. We will confirm which survey level fits and what it will cost — a clear, fixed price with no obligation.
 

2. We book a date that works. We arrange access with the agent or vendor directly, so you do not have to coordinate it yourself.
 

3. The inspection. Matthew carries out every survey personally. Depending on the property and the survey level, expect him to be on site for anywhere between an hour and most of a morning.
 

4. Your report. You will normally have it within 3 to 5 working days of the inspection, written in plain English rather than surveyor's shorthand.
 

5. We talk it through. If anything in the report needs explaining, or you want to know how serious a defect really is before you negotiate, pick up the phone. That conversation is part of the service, not an extra.

What our surveys check for

Every inspection covers the structure, the roof and rainwater goods, walls and ceilings, floors, windows and doors, damp and ventilation, timber condition, services where visible, and the grounds and boundaries.

In practice, the issues that most often change a buyer's decision across Nottingham and Derby are damp in solid-wall Victorian and Edwardian terraces, cracking and structural movement in properties on shrinkable clay, worn or poorly repaired roof coverings on inter-war semis, failed or missing cavity trays, and inadequate insulation and ventilation in converted lofts and extensions.
